Southeast Asia is increasingly playing a significant role in global supply chains, driven by shifting trade dynamics and geopolitical factors. The Trump administration’s imposition of tariffs on Chinese goods in 2018 prompted a reevaluation of trade relationships. According to the latest World Bank figures, global trade as a percentage of GDP has been steadily declining since 2012, influenced by several key factors.
Global tariffs had reached historically low levels around mid-2010. Outside of India, there has been no clear replacement for China, whose entry into the World Trade Organization in 2001 significantly boosted global trade. Additionally, macroprudential policies adopted by central banks after the 2010 financial crisis have contributed to the fragmentation of global financial systems.
The growing awareness by the U.S. of its economic differences with China, which initiated the trade war in 2018, has accelerated these changes. While ideological differences between the two economic powerhouses have long existed — with the U.S. favoring market-oriented policies and China preferring a state-driven economic model — these tensions have intensified.
Trade fragmentation and increasing regionalism are expected to continue, particularly in sensitive sectors like Information and Communication Technology (ICT). U.S. foreign direct investment in China in 2020 was already half of its peak in 2008.
As we approach the second half of 2024, global trade activity is likely to remain subdued, regardless of the U.S. elections. Politicized economic policies pose a risk of further trade fragmentation, encouraging regionalism as some industries seek to reduce their dependence on China as a manufacturing hub. Many of these relocating industries have found new homes in Southeast Asia (SEA).
Between 2020 and 2023, SEA’s economic growth averaged a compounded annual rate of 6.6%, nearly double the 10-year average of 3.9%.
However, “de-risking” by reducing exposure to China will be a complex and prolonged process, as the country remains a crucial component of global supply chains. Recently, Foxconn, the world’s largest assembler of Apple products, announced plans to hire more workers in its Chinese factory after expanding production in India, Mexico, and Vietnam.
SEA markets are well-positioned to benefit from this redistribution of trade activities. Previous infrastructure investments have given SEA countries a competitive advantage. Besides Singapore, Malaysia and Vietnam rank fifth and eighth respectively out of 179 countries on the UNCTAD Liner Shipping Connectivity Index.
Moreover, SEA’s potential for economic and domestic consumption growth is appealing, given its large population of over 600 million people. According to World Data Lab estimates, Asia is projected to have about 90 million middle-income earners in 2024. Excluding China and India, Indonesia, Vietnam, the Philippines, and Thailand are expected to contribute approximately 12 million middle-income earners. This growing consumer base should enhance purchasing power, driving further demand for real estate.

The imposition of trade tariffs by the US on Chinese products by the Trump administration in 2018 has resulted in trade recalibration. The latest World Bank data shows that global trade, as a percentage of GDP, has been largely declining since 2012. This is inevitable due to four factors:
Global tariffs had reached a historical low in mid-2010.
Aside from India, the world also lacks a successor country to China, whose entry to the WTO in 2001 helped lift global trade.
Macroprudential policies adopted by many central banks after the Global Financial Crisis in 2010 have also unpicked the seam of the global financial quilt.
The awakening of the US to differences with China, which led to the start of the trade war in 2018, is a factor which has accelerated change.
The ideological differences between the two economic giants have always existed. On the one side, we have the general market-oriented policies favoured by Western economies such as the US. On the other, we have China ‘s preference for a statist approach to governance. Or simply, free market capitalism versus a centrally planned economy.
Trade fragmentation and growing regionalism
The resulting trade decoupling, which focuses on sensitive sectors such as Information and Communication Technology (ICT), is likely to continue. US FDI into China in 2020 has already halved from its peak in 2008.
As we head into the second half of 2024, US elections notwithstanding, global trade activity is likely to remain soft. With politicised economic policies, there is the risk of further trade fragmentation, driving regionalism as some industries reduce their over-reliance on China as a production base. Many relocating industries have ended up in Southeast Asia (SEA). We have seen the economic growth rate for SEA rising at an average compounded annual growth of 6.6% between 2020 and 2023, almost double the 10-year average of 3.9%.
That said, “de-risking” by reducing exposure to China will be a lengthy and difficult process, as the country is an integral part of the global supply chain. Recently, Taiwanese manufacturer Foxconn, the world’s largest assembler of Apple’s products, reported that it would be hiring more workers in its factory in China, after expanding production in India, Mexico, and Vietnam.
Rising SEA
